What does the future hold for the retail industry? For NAIOP Northern Virginia's Mid-Year Forecast Luncheon on July 16, we welcomed back one of our favorite speakers on the economy, Ray Owens, Senior Economist with the Federal Reserve Bank of Richmond. Ray shared his expert views on economic trends, development incentives, credit issues, and the commercial real estate markets based on more than 30 years with the Federal Reserve.
Ray was joined by Nate Edwards, Director of Research for the Washington, D.C. Metropolitan Region at Cassidy Turley. Nate provided us with the local commercial real estate statistics for the first half of 2014 and gave us his views regarding what is in store for the industry in the coming months.
It was a good opportunity to hear a serious discussion about the economic signs and indicators which are driving our commercial real estate market.

Governor McAuliffe at NAIOP Northern Virginia Luncheon, June 11, 2014
On June 11, NAIOP Northern Virginia welcomed Governor Terry McAuliffe to hear his thoughts on how he plans to accomplish these goals.
Inaugurated as Virginia's Governor in January of this year, McAuliffe has had an eventful five months on the job. He has worked with the General Assembly to pass legislation to reform Virginia's mental health system, streamline the state's Standards of Learning education tests, and establish a data-driven process for prioritizing transportation projects. The Governor is continuing to work with the legislature to end the standoff over the state's 2014-16 biennial budget and to determine whether Virginia accepts federal money to expand its Medicaid program. Meanwhile, in Northern Virginia, we are contemplating what our next economic drivers will be, which is not only critical to our region, but to the future success of the Commonwealth.
Throughout his life, McAuliffe has pursued entrepreneurial endeavors and built a reputation as a dealmaker in both business and in politics. As a longtime resident of our region, he has witnessed the growth of Northern Virginia and understands the various components of our current economy.
This was a great opportunity to hear insights from the Governor about how he plans to keep Virginia "Forbes magazine's number one state in the country for business."

On May 8, NAIOP Northern Virginia had Lunch with ... Aubrey Layne, Virginia Secretary of Transportation. As Secretary, Layne oversees seven agencies with over 10,000 employees and combined budgets of more than $5 billion. His secretariat is responsible for Virginia's roads, seaports, airports, rail, and the Division of Motor Vehicles. Prior to his appointment, he represented the Hampton Roads area on the Commonwealth Transportation Board from 2006 until January 2014.
Before assuming the position of Secretary earlier this year, Layne served as President of An Achievable Dream Academy in Newport News, a unique partnership between public schools and the local business community providing at-risk students opportunities to succeed. Layne has an extensive background in commercial real estate. Previous to his involvement with An Achievable Dream; he was President and Principal Broker of Great Atlantic Properties in Virginia Beach. He joined the company in 1994 and was responsible for operational activities, new business acquisition, and capital improvement strategy. Secretary Layne began his career as a Certified Public Accountant with KPMG.

Behind the Scenes is a series of meetings designed to give NAIOP members the opportunity to learn more about the companies represented in the NAIOP Northern Virginia membership.
On March 20, Behind the Scenes @ Brandywine Realty Trust featured Mike Cooper, Senior Vice President and Senior Managing Director, Janet Davis, Senior Vice President of Leasing, and Jerry Kilkenny, Director of Leasing. Brandywine is one of the largest, full-service, integrated real estate companies in the nation. Organized as a real estate investment trust (REIT), Brandywine owns, leases and manages an urban, town center and suburban office portfolio. Two sessions (breakfast or lunch) of this Behind the Scenes program were offered.
NAIOP Members received an overview of Brandywine's current renovation and development projects and heard how Brandywine is structured, what its priorities are for 2014 and how the REIT measures success.

On February 6 NAIOP Northern Virginia hosted their most popular programs of the year, the Annual Forecast luncheon, . Rob Hartley of Colliers International, a seasoned observer of the local real estate market, provided us with regional statistics, a discussion of the highs and the lows the market experienced in 2013, and his thoughts on what to expect in 2014. In addition, we heard from Colliers International's foremost economic thought leader, K.C. Conway. He is responsible for Colliers' North American quarterly office, industrial and port analysis reports and is a frequent industry speaker and national media commentator.

NAIOP Northern Virginia has designed a basic course for real estate professionals from NAIOP member companies who want to learn how fundamental real estate decisions are made. During seven sessions, the course will examine the real estate development process from a practitioner's perspective, and will show how successful developers actually think about and solve problems. MRP Realty's Tysons Overlook project will be the focus of the seminars. Each program module will provide the participants with a systematic approach to development and will introduce them to leading real estate professionals in an informal setting. The final session will be a site visit to Tysons Overlook.

Development 101 is open to NAIOP Northern Virginia members and those who work for member companies only. Class size is limited and only two people from a company may enroll.
Northern Virginia is predicted to land half of the thousands of future jobs coming to the region. The job growth cannot come without addressing the issues related to transportation, infrastructure and affordable housing. This issues are important to businesses looking to relocate to Virginia. NAIOP Northern Virginia's panel of local Economic Development Directors talked about the perceptions that they must overcome to attract new business to the area and how business leaders can get behind and support their efforts to address those issues and perceptions, to allow our region to realize the future that has been predicted.
