New members were invited to the final New Member Breakfast for 2012. The Breakfasts are held throughout the year in March, July and December. These events are designed to provide new members with an overview of the association, and information on the opportunities that exist for further involvement in the Northern Virginia chapter. Several NAIOP Northern Virginia Board Members were on hand to provide updates on various chapter activities. Attendees received information and first-hand testimony on the value of membership in the following areas:

  • NAIOP Northern Virginia's legislative and local affairs efforts;
  • Networking opportunities at chapter events and special functions;
  • Educational programming designed to keep members informed;
  • The Developing Leaders Program - a program designed to address the professional needs of the chapter's 35 and younger membership segment; and
  • The chapter's relationship with NAIOP Corporate and the Virginia Association for Commercial Real Estate (VACRE).

Election day has come and gone. We all know the results but what should we expect? On Monday, December 10, NAIOP Northern Virginia members and guests gathered for the chapter's Annual Meeting and Luncheon. Two of the region's most well-known political leaders, Jim Moran and Tom Davis, also joined us and provided insight about the President and the Congress and what's in store for the greater Washington region. Although Moran and Davis represent the views of different political parties, they have a great rapport and team teach a course focused on politics and campaigns at George Mason University. This relationship was obvious as they generally agreed on what is wrong and how to fix it and at the same time explained how it will be difficult to accomplish given partisan issues in Washington. Both also provided comments on the upcoming 2013 Virginia statewide elections.

Office Buildings of the Future

Program
Earlier this year NAIOP Corporate held a design competition for the Office Building of the Future. Submittals were to include a vision and concept plan for utilization trends, sustainability and new building technologies. They were also asked for site plan views and perspective sketches that highlighted future building features, materials, technology and trends, and hard cost budget estimates. Three of NAIOP Northern Virginia's architectural firm members were recognized for their concept plans. Gensler and Hickok Cole Architects were designated as Winners and KGD Architecture received an honorable mention. At our lunch on Wednesday, October 31, these firms shared their presentations with us. Rod Lawrence, a partner at The JBG Companies - NAIOP Corporate's 2012 Developer of the Year, moderated the discussion on Office Buildings of the Future.

Prince William County: I-95 and Route 1 Corridor

The Gateway to Northern Virginia - the I-95/ Route 1 Corridor in Prince William County is undergoing dramatic changes as that area of the country becomes an increasingly important part of our growing region. Major public infrastructure investments are being made to the Virginia Railway Express (VRE) and the realignment of Route 1, along with the additions of national museums and educational institutions. Loudoun County's longest serving supervisor, Chairman Scott York, met with NAIOP Northern Virginia members and spoke about the initiatives and actions of the board this past year and the impacts these decisions are expected to have on growth and development in the county. The board's approval of Metro Rail and other transportation initiatives along with economic development efforts and changes to land use policy have positioned Loudoun for growth for the next generation. Chairman York discussed the board's recent strategic planning session and their vision for the future of the county. Chairman York challenged NAIOP to work on several specific issues related to zoning and development.

Over seventy percent of the office buildings in Northern Virginia are more than twenty years old creating one of the latest commercial real estate trends in our area ... repositioning buildings in the market place. How to Submit a Winning Entry

Those looking for some pointers on how to put together an Awards submission attended the FREE Breakfast Seminar and heard great ideas and received help on how to submit their entry for the Best of NAIOP Northern Virginia Awards.

Attendees at this seminar gained insight on how to assemble a submission package, including the proper writing techniques for the narrative, entry-specific photos which reflect quality aspects of your project, and information on how to produce a stunning marketing board to showcase your entry the night of the event. Attendees also had the opportunity to view the winning entries from last year.

The Best of NAIOP Northern Virginia Awards are judged based on the entry submittal materials only. There are no site visits.

On Friday, July 13, NAIOP Northern Virginia had Lunch with Fairfax County Board Chairman Sharon Bulova and County Executive Ed Long. Chairman Bulova has served on the Fairfax Board of Supervisors since 1988, and as Chairman since a special election in February of 2009. Ed Long began his new position as County Executive on April 25 of this year. He has over thirty-four years of experience in Fairfax most recently as Deputy County Executive and prior to that as Director of the Department of Management and Budget. During both Bulova's and Long's tenure in county government, Fairfax has grown tremendously. Current infrastructure improvements, such as Rail to Dulles and the 495 ExpressLanes, along with major land-use policies such as the newly approved Tysons Plan and new plans expected for Reston and Herndon, are preparing Fairfax County for the future.

Commercial Debt and Equity Financing

On Thursday, May 31, NAIOP Northern Virginia hosted a lunch program focused on the state of the commercial real estate debt and equity markets, with a particular emphasis on the metropolitan Washington region. A panel of finance experts discussed the terms they are offering and what deals they are seeing in this market, as well as their projections for the future. A series of questions were posed to the panelists on a variety of topics, with an opportunity for attendees to ask questions. Topics included:

  • Changes and trends in the market over the past 12 months;
  • Current sources, availability and requirements to obtain construction, mezzanine and permanent loans from life companies, commercial banks and CMBS and other institutional lenders, as well as financing from private equity sources, for all project types; and

On Wednesday, May 23, NAIOP Northern Virginia members had Lunch with Alexandria Mayor Bill Euille and City Manager Rashad Young. Mayor Euille, an Alexandria native, was first elected to City Council in 1994 and has served as Mayor since 2003. Mr. Young is new to the city, with his appointment as City Manager beginning in October of 2011. Before accepting the position in Alexandria, he served as City Manager of Greensboro, North Carolina and Dayton, Ohio.

Alexandria, known for its charming Old Town area, is working hard to embrace the future and impact the quality and quantity of development. In recent years the City has embarked on 'small area plans' for Eisenhower Avenue, the Waterfront, the Beauregard Corridor, Arlandria and Landmark. These plans have provided a vision for the future of these areas. Alexandria has also made substantial changes to its land development programs, including major staff changes, policy clarification in planning and zoning and increasing its investment in economic development. The 2013 Alexandria budget is over half-a-billion dollars with no increase in real estate taxes. Additionally, the City Council has opted for a lower across the board tax increase instead of the C&I tax which would be levied on commercial property owners. This was a great opportunity to learn about the Mayor's and City Manager's plans for the future of Alexandria.

On Wednesday, April 25, NAIOP members had Lunch with Jim Cheng, Virginia Secretary of Commerce and Trade. Secretary Cheng oversees the economic, community, and workforce development of the Commonwealth - the jobs and opportunity agenda for Virginia. This amounts to thirteen agencies actively involved in contributing to the economic strength and high quality of life in the Commonwealth of Virginia. These agencies include the Department of Housing and Community Development; Department of Labor and Industry; Virginia Economic Development Partnership; Virginia Employment Commission; Virginia Housing Development Authority; and Virginia Tourism Corporation.

Secretary Cheng has over 20 years of experience in information technology and government contracting, and is active in angel investment and early stage entrepreneurial ventures of various types. Prior to joining the McDonnell administration, he was the President of Totus Lighting Solutions, a startup efficient-energy firm. From 1994-2005, Secretary Cheng was founder and CEO of CHM, a government contracting company specializing in information technology, which he grew from a staff of 5 people to 550 with $90M in revenue at the time of sale in 2005.

In addition to the Governor's economic development agenda and the related legislation which was approved by the 2012 General Assembly, Secretary Cheng discussed how the Commonwealth will remain competitive and continue to be ranked as one of the top business states in the country. As a resident of Northern Virginia and with his experience in the technology industry, the Secretary also shared his thoughts on the future economic drivers of our region.

In an effort to help NAIOP members get to know the people who are running Northern Virginia's local governments and influencing the decisions made regarding economic development, land development and the approval process, the chapter holds Lunch with programs. On Wednesday, March 21, NAIOP Northern Virginia hosted Mary Hynes, the 2012 Chair of the Arlington County Board. Chair Hynes was first elected to the County Board in 2007. As a long time civic activist and public servant, she has consistently and effectively led Arlington's efforts to strengthen its government by enhancing civic participation, improving government management, and increasing investment in the County's physical infrastructure. A major focus for Ms. Hynes this year is her PLACE - Participation, Leadership and Civic Engagement - Initiative, which builds on the community's valued tradition of civic engagement known as 'the Arlington Way.' The goal of PLACE is to expand Arlington's civic conversation by identifying and linking the many organizations that serve the community in an effort to strengthen the relationships between these organizations, the people they serve, and the County government. Ms. Hynes also has worked to make government more responsive and effective at the regional level with leadership positions at Washington Metropolitan Area Transit Authority (Metro) Board, Metropolitan Washington Council of Governments (COG), and by serving as a member of the Northern Virginia Transportation Commission. As always, our Lunch with programs are for NAIOP members only.

Due to illness, Commissioner Kronopolus was unable to attend. However Elaine Clancy, Director of Leasing for GSA, was an excellent stand-in. She discussed the future regional federal government real estate requirements. GSA is responsible for managing a full range of real estate services for federal government agencies. These include real estate acquisition and disposal, property management, construction and repairs, security services, and overall portfolio management. The real estate portfolio in the NCR consists of 96 million rentable square feet, comprising 53 million square feet of leased space and 43 million square feet of owned space in Washington, D.C. and the surrounding metropolitan area.

Mr. Stettinius focused on leasing, sales and investments conditions in the commercial real estate market. Cassidy Turley is a leading full-service commercial real estate services firm in the United States. Stettinius provides leadership for the company's 3,400 associates. In 2010, the company completed more than $18 billion in worldwide transactions, including over $6.7 billion in capital markets transactions, and managed more than 455 million square feet of real estate. The Corporate Services division supports more than 25,000 locations for Fortune 1,000 companies. Before joining Cassidy Turley, Stettinius was Senior Managing Director of CB Richard Ellis by virtue of its acquisition of Trammell Crow Co., where he was the Area Director for Trammell Crow's Mid-Atlantic services business.

He has over 25 years of financial services experience in the greater Washington market and more than 35 years of experience in the banking industry overall. BB&T is the fifth largest bank in the region, and continues to expand its presence in the area. Waetjen is a member of numerous volunteer boards, including the Greater Washington Board of Trade, NAIOP Northern Virginia, and the Virginia Bankers Association.
