Annual Luncheon

Dr. Dietrich Stephan, President and CEO, Ignite Institute

December 16, 2009

In a recent column in The Washington Post, Steven Pearlstein said that “Northern Virginia is now primed to emerge from the economic doldrums and once again lead the region’s growth.” His column followed an announcement by Governor Tim Kaine that the Ignite Institute, which will focus on the latest genomic, biomedical and technological innovations in the development of personalized health care, will locate in Northern Virginia. Projected to create more than 400 jobs for the region, the Institute is considering several sites within Fairfax County for a 300,000 square foot headquarters. As a public-private partnership, the project has received commitments of financial support from Inova Health System, the Commonwealth of Virginia, and Fairfax County.

On Wednesday, December 16, NAIOP Northern Virginia ended the year on a high note, with guest speaker, Dr. Dietrich Stephan, President and CEO of the Institute. Dr. Stephan, a widely recognized visionary in the field of molecular medicine, told us about this exciting project and what its evolution could mean for Northern Virginia and health care.

Dr. Stephan founded the Institute in 2009 in his quest to change the medical paradigm from reactive and generalized to proactive and personalized through the implementation of molecularly informed, tactical solutions. A pioneer in personalized medicine, he has worked for over a decade to develop early diagnostic tests and knowledge-based therapies for the many different subtypes of common human diseases. In addition to his medical research, Dr. Stephan has been involved in the formation of a number of companies, including Navigenics, Amnestix and Aeuon, Inc.

Economic Development Update

Every jurisdiction in Northern Virginia has a strategy and plan for job creation and economic development. How are those plans holding up in today’s current economic situation? How are jobs being created in this climate and helping the region as a whole grow and prosper? Can anyone predict what the new job creation machine is going to be for the Northern Virginia region? And, what is being done to figure it out and prepare for it?

Several of the regions’ leading economic developers, all of whom have been on the Northern Virginia business cycle roller coaster for many years and have ridden the ups and downs, joined together on Tuesday, November 10 and discussed their experiences from the past, how they are getting through today and what their expectations are for tomorrow and beyond.

In a question and answer format, our panelists discussed these issues and respond to comments from the audience.

Behind the Scenes is a series of member only meetings designed to give NAIOP members the opportunity to learn more about the companies behind NAIOP Northern Virginia’s Board members. With limited attendees and an intimate boardroom setting, the stage is great for dialogue! This is a chance to look at what goes on behind the scenes at some of our region’s best real estate companies.

This luncheon focused on The JBG Companies. JBG has vast experience in developing office, residential, retail, and hotels. In many cases, JBG develops these product types as mixed-use assets in very high barrier-to-entry markets, which gives it a distinct competitive advantage. JBG has developed, owned or managed over 30 million square feet of office space, 5.5 million square feet of retail space, 15,000 residential units, and 15 hotel properties totaling over 4,500 rooms.

JBG is currently responsible for development/redevelopment opportunities of approximately 8.5 million square feet of office space, 2.2 million square feet of retail space, 13,200 multifamily residential units, and 2,500 hotel rooms throughout the Washington Metropolitan Area. Some of their Northern Virginia projects include: 1801 N. Lynn, Central Place, Ballston Westin, The Regent, Reston Heights and Waterview.

Breakfast Seminar

Distressed Assets and the Commercial Mortgage Crisis

October 27, 2009

On Tuesday, October 27, the George Mason University Center for Real Estate Entrepreneurship, the Mason School of Management, and NAIOP Northern Virginia hosted a conference on distressed assets and the commercial mortgage crisis.

Commercial real estate is a $6.7 trillion market, amounting to 13% of the United States’ Gross Domestic Product (GDP). $3.4 trillion in commercial loans need refinancing, and the default rates on these loans are increasing. Over one hundred banks have closed their doors this year. The recent failure of Georgian Bank is the 19th bank to fail in the state of Georgia alone since January 1. How will banks survive if they cannot remove these loans from their books and what can be done to solve the problem?

The panelists spoke about the complications and one of the solutions to the commercial mortgage crisis: distressed asset sales programs. The panel of industry and academic experts discussed the distressed asset programs currently in the marketplace, the current state of the commercial loan market and a forecast of defaults, and the problems associated with trying to remove distressed assets from bank portfolios.

Attendees learned more about the state of the commercial real estate and loan market and gained a greater understanding into the Federal Deposit Insurance Corporation (FDIC) distressed asset sale programs and purchasing assets directly from bank portfolios.

LEED Version 3

EVENT INFORMATION

This summer, the latest version of LEED, known as LEED v.3, became the requirement for LEED projects. Attendees heard about the goals for v.3? How the changes will affect their business and clients? And,what is involved in obtaining the new credentials? Presenters talked about the new LEED Version 3.0 from a design, construction and project management perspective.

Robert Phinney, AIA, LEED®AP, Wisnewski, Blair & Associates, Ltd. and Kim Pexton, LEED®AP, Hitt Contracting Inc. gave an overview of the changes between versions 2 and 3. Building owners and developers heard Jennifer Ralph, CB Richard Ellis, discuss her experience as part of the brokerage team for the US Green Building Council as they developed their new offices to meet the v.3 criteria. The program was moderated by Robert Walker, PE, CLA, LEED®AP, William H. Gordon Associates, Inc.

Over 300 people gathered for the NAIOP Northern Virginia’s Mid-Year Forecast Luncheon on July 9 to learn what our commercial real estate community needs to know about the unprecedented events in our financial markets and how they promise to alter our business. The panelists brought their specific perspective and clarity to the state of the national, regional and local economies; the stimulus package and other federal programs and policies; and what economic signs and indicators tell us to expect for the coming year.

Ray Owens, Senior Economist and Research Advisor with the Federal Reserve Bank of Richmond, shared his expert views, based on more than 25 years with the Federal Reserve Bank. Over the course of his career, Mr. Owens has written and spoken on the economy, development incentives, credit issues, and the commercial real estate markets. Tony Sanders, Distinguished Professor of Real Estate Finance and Co-director of the Center for Real Estate Entrepreneurship at George Mason University, is an expert on real estate financing and investment. Kevin Thorpe, Vice President, Director of Research for Cassidy & Pinkard Colliers, oversees commercial real estate analysis and research and the production of multiple real estate publications. He was formerly an economist with the National Association of Realtors. David Miller, a Partner in the law firm Pillsbury Winthrop Shaw Pittman, who specializes in commercial real estate and public private partnerships, moderated the panel and thequestion and answer.

Employee Free Choice Act

Breakfast Seminar

EVENT INFORMATION

Approximately a month ago, NAIOP Northern Virginia members were sent information about the Employee Free Choice Act (commonly referred to as EFCA or Card Check) which is being considered by Congress. Many members responded to this information by asking how this legislation will affect their companies. The chapter’s Education Committee put together a seminar that can answer your questions and provide you with the latest information on this important legislation.

If passed, the Employee Free Choice Act, which is the top priority legislation of organized labor, will have ramifications nationally for all businesses. Many industry professionals who have studied this legislation believe that it would have a drastic impact on the development industry because it will create significant changes to the way projects are procured, developed and managed. Building owners, developers, contractors and other service providers will also be affected by this legislation. Although the legislation is currently in limbo, it could be considered by the Senate at any time. Should it pass the Senate, there is little doubt that it will pass the House of Representatives.

Lunch with Jim Bennett

EVENT INFORMATION

NAIOP Northern Virginia Members Only had lunch on Wednesday, May 27 with Jim Bennett, President and CEO of the Metropolitan Washington Airports Authority (MWAA).

On March 10, 2009, the United States Secretary of Transportation, Ray LaHood, signed an agreement with the Metropolitan Washington Airports Authority that commits $900 million of federal funds to Phase 1 of the Dulles Corridor Metrorail Project. MWAA was given the authority to develop the rail project by the Commonwealth of Virginia. Dulles Transit Partners has received full notice from MWAA to proceed with construction. Discussions about the implementation of Phase 2 of the project are underway with a decision anticipated later this year.

Mr. Bennett provided an update on the progress of Phase 1 and the status of Phase 2 and answered specific questions about the Metrorail Project. Mr. Bennett also discussed the future of Washington Dulles International Airports, related to service capacity and future expansions on the existing site.

The State Council of Higher Education in Virginia has approved Mason’s request to offer a Master’s in Real Estate Development. Classes are scheduled to begin at Mason in the Fall of 2009. In addition to a Master’s degree, Mason will also offer certificates in various real estate related topics.

In an effort to promote the new real estate related programming offered by Mason, NAIOP members, who are directly involved in the Mason CREE program, have been hosting box lunches in their offices. Host David Birtwistle was joined by Mark Hassinger (WestDulles Properties, Inc.), and several officials from Mason. They provided information about the educational opportunities offered at Mason through the Center for Real Estate Entrepreneurship.

The Trust for the National Mall

Each year, 25 million people - Americans and visitors from all over the world – walk the National Mall, pause to take in its profound symbols, and ultimately come to appreciate what our nation represents. There is no other place in the United States that celebrates democracy, freedom of speech, leadership and heroism like the National Mall. There are the timeless symbols, expansive green lawns and inspiring monuments celebrating our nation's rich history. And there are the powerful expressions of human remembrance and protest.

The Trust for the National Mall is the official non-profit partner that supports the National Mall Park in restoration, preservation, and education programs. The Trust was formed with the commitment and vision to help preserve the National Mall, a public space that evokes the pride and patriotism of a people. They believe the National Mall – America’s Front Yard – should reflect our country’s values and be maintained to the highest standards. The Trust for the National Mall will help restore, revitalize and preserve the National Mall, home to the enduring symbols of our democracy, for present and future generations.

Industry leaders from all sponsoring organizations enjoyed Cocktail Reception and then heard a presentation by John E. "Chip" Akridge III, Chairman of the Trust for the National Mall.

Commercial Real Estate Update

On Thursday, March 5 NAIOP Northern Virginia welcomed speakers Tom Bisacquino, President of NAIOP, and Andy Florance, President and CEO of CoStar. They presented a real estate update which addressed legislative issues on Capitol Hill and across the country and market trends in the larger national markets with a focus on how the greater Washington markets compare.

Tom Bisacquino has served as NAIOP's President and chief executive officer since 1991. Under his guidance, the association serves more than 17,500 members who are involved with the development and ownership of industrial, office and mixed-use properties throughout North America. NAIOP is actively engaged in numerous legislative issues including the national credit crisis, carried interest, leasehold improvement depreciation, and energy efficiency in commercial buildings.

Andy Florance founded CoStar Group, Inc. in 1987 to provide commercial real estate firms with a cost-efficient alternative for their mission-critical market information. Under his leadership as director, President and CEO, CoStar has become the leading provider of researched information services to commercial real estate professionals in the United States, United Kingdom and France. For the past ten years, CoStar has been named to Deloitte’s Fast Fifties List of Maryland’s Fastest Growing Technology Firms.
